Fixed Contract
Our "all-in-one" construction –permanent loan means just that-one loan, one closing and one set of fees for a first mortgage to construct or rehabilitate a primary residence or second home.
Construction terms: 4-9 months
Maximum allowable loan to value is 95%
All loan programs available.

Owner/Builder
Owners who want to build their own home
No special licensing required
Maximum allowable loan to value is 80% (LTV's to 95% on an exceptional basis only)
9 month construction term
15% contingency budget required
Subject to an additional fee equal to 1% of loan amount
All loan programs available

Owner/Builder using the services of a Building Consultant
Maximum allowable loan to value is 80% (LTV's to 95% on an exception basis only)
9 month construction term
10% contingency budget required
Subject to an additional fee of .50% of loan
All loan programs available

Builder/Owner
Builder wishing to build his own home
Standard guidelines apply.
Max loan-to-value is 80% (LTV's to 95% on an exception basis only)
Must be on "Active Builders List"
6-9 month construction term
Most loan programs available.
